Fixing the Foundation Leak

The leak in the west foundation within the west stairwell has been active due to the wet weather. Gary obtained bids for fixing this leak.
On the first-floor landing of the stairway, a white rough patch on the wall (see the photo at right) shows the upper portion of the leak that extends to the landing below. The white paint is an earlier attempt to seal the seam in the concrete wall.
The bids Gary received ranged from about $2,000 to $9,000. Some bids required removing the soil outside the affected area all the way down to the foundation’s footing. Other bids would treat the wall from the inside.
The Board accepted the Perma-Dry bid for forcing epoxy under high-pressure into the concrete seam from the inside. The cost will be around $2,000, which includes a ten-year guarantee. The annual maintenance budget will cover the repair, scheduled for February 2. Expect noise that day during daytime hours.
